ACTON 

JEFFERSON FARMS

There are no amenities per say- The tennis court belongs the town and you have to wait arround, the management company is slow to respond and never picks up the phone, neighbors are fast to call the police for anything (not even attempting to talk to their neighbors first), rules are not enforced consistently

PARKER VILLAGE

The complex needs a new mailbox system, they are too small. The cleaning company needs to come more often. And the interior needs updating. It has a look of 20 yrs ago. Light fixture in the hallways are outdated. The  paneled walls in the hallways are dated as well as the black iron rails going up the staircase. Overall it's a good value, and clean/ quite.

MANSION WOODS CONDOMINIUM

I've owned/lived at Mansion Woods for 24 years and look forward to 24 more!  Well managed by owner elected board of trustees.  Great value in a great location.

It's a one way street.  Management does'nt care about the unit owners  input into any matter at all.  Everything is always all sewn up before the  monthly meetings.  In my opinion management is filling there pockets with  unit owners money.  If you are looking to purchase a condo here my advise and experience would be "DON'T. Look elsewhere. I lived here 2 yrs and am trying to get out

terrible management--don't keep accurate records of capital funds--it is run by a board of arrogant people- who have no regard for the input of the residents who live here!  If you are looking for a condo, don't look here!

AMESBURY 

GLEN DEVIN CONDOS

The association is not the best. It is mostly run by owners who live in the townhouse section of the complex, and they only look out for themselves.

Could be better place if it were run effectively.
 

The president of the association thinks his is the only opinion that matters.  He is rude and abrasive.  Several other board members just let him run the show and hang off his coat tails.  There are only 2 members of the board that will challenge the president and hold him accountable and he certainly does not like that especially because they are women.
 

Northbrook is a nice place to live. Quiet neighborhood, friendly people Self run community, does a fair job with what there is to work with. Would  benefit from more help from the community as well as a more cohesive board. Progress is being made, however a bit slow. Decent value for the price.

No condo fee increase equals no long range planning. Owners will be faced with assessments to cover increasing repair and replacement costs. 
The state of the reserves is an accurate indicator of the financial health of this community. It has the potential to be a lovely place to live, but suffers from self managed unprofessional and often abusive leadership and apathetic owners

 

Self Governed and the current Board makes up rules as it goes along and does not treat all fairly.  Board members can be rude and abrasive! 
 

Excellent website with some photos. Streets, driveways and parking repaved 2004-2005. New main sidewalks 2008 & retaining wall 2008. Improvements include new insulated garage doors under units that have heated areas above for gas fee savings. Common gas fees billed seperately in addition to condo fees. NO condo fee increase for five years. Great place to live.
 

The gas fees were issued a credit for the second year in a row. Conservation efforts by the Board have produced results.Average credit $80.
 

This condominium desparately needs a management company to step in before it self destructs.

northbrook was a well organized complex but the current community is split on who should run the community therefore many things are left undone and
the community doesnt have enough money to even with all bills on a timely basis

Separate from the Larger Northbrook Condo Association this subset consists
 of 12 units. The condo fee has been low based on each owner taking financial responsibility for repairs to private areas. Now that all units are occupied the condo fee has yet to be reduced. An assessment notice was issued for roof repairs for one of the three buildings

The parking lot & driveway look like the surface of the moon.takes 6 to 8  phone calls to have anything repaired by management company
 

nice area, quiet, near 495 & 2 great for commuters, more renters than live-in owners

"Very private and quiet, pool, sidewalks are great for walkers, strong professionally run condo association, not many little children, excellent value, and convenient to Mass Turnpike. There's lots of lawn space and  mature trees. Units are older, gas heating units are troublesome. but overall a very nice place to live!"

Absolutely the best value for your money.  Quiet, well landscaped, mature trees, private, safe, very "walkable" with sidewalks on all streets...and 2 minutes from Mass Pike. I love it here.

"Trying to think of something nice to say about this place but can't come up with a single one. The place is right next to Westover Airforce Base, and even if you are in the Air Force, you will probably still appreciate  not hearing the roaring planes overhead all night long, every night, and  during the day. To make things worse, the condo association makes this  place a nightmare."

Very well managed with the new Board of Trustees.  They address issues promptly and courteously and get things done properly.
 

Beautiful grounds and situated close to Dracut public schools however this is anything BUT a kid-friendly community. Self-managed by a bunch of 55+ who would much rather see the property converted to assisted living rather  than a community of thriving young families with children.

The complex consist of townhouses and garden style units.  While grounds are well maintained... Building and Painting is slower than we'd like. We have had trouble with water seepage in winter.  The association fixes  it but then it re-occurs.

"One down fall is it's not close to any highway.  I feel these buildings aren't strongly built and thin walls."

" I lived there long time and never got that loving feeling.  Certainly can't claim it's a community and it never will be.  Don't think rules are  enforced or more important residents don't care about the rules or  enforcement and that's a very sad fact."

Multi-level living w/ great neighbors.  Friendly atmosphere.  Newer management company.  Grounds are kept up beautifully!  Love calling it  home!!!
 

paying 400 for condo fees with no pool or tennis courts or club house managment stinks called several times to have stuff repaired & never got a call back. other than that it is a nice place to live. seems like everyone gets along.

ive lived here and started a family here and it's great we have great people here and great kids everyone respects everyone here and they watch out for each other overall i give it a 10 wouldn't live any where else
 

Condo association does little to nothing about trash. Open field owned by association is a favorite spot for young people to hang out and do drugs. In my area dog noise is on going and very anoying.I have lived here for 15 years. Overall I really like living here, but I certainly have issues.
