One major complaint is
that we as home owners had to pay $2000 2 years ago for an
assessment which was never completed. The start of the job was done
very poorly. They claim WE had to pay b/c the budget was messed up
back a few years ago. We should not have to pay for anything
that was managements fault.

FARMS
The Board of Directors and
management company have been great about facility upkeep and in
responding to needs of the community. As is true anywhere, more help
would be nice, but the Pennbridge Management keeps excellent records
(maintenance, financial, etc.) on a daily, weekly, and monthly
basis, and in addition to a community manager and on-site
maintenance manager (with additional summer help), much of grounds
and building maintenance is contracted. Neighbors are very nice (and
my neighbors on other courts tell me the same). Would be nice to see
more owners involved in contributing to community, providing ideas,
insight, and recommendations personally or on committees sanctioned
by the Board. Unfortunately, nowadays, people's schedules make this
somewhat difficult, but this doesn't stop a strong contingent of
residents from getting involved as they should. Great place to live.

Pennbridge
Management oversees the Association's monies and workings.
They are very lax in calling back residents in regard to concerns
and seem to have some preferential treatment towards former
board members. Grounds are kept very nicely by an outside
landscaping firm. The sole maintenance guy does his best to
keep up with the outside work. |

Great place to live and raise
your kids! Board pres, is a dictator! She rules her way or
you're in trouble! She, along with the Board changes the rules &
not tell the you. If you support her things are good, but if you
don't, Donna will make your life miserable!
Recent election was a joke.
The Board should resign over the latest fiasco! Someone stole
stole the election from Linda, she is afraid that change to
the board will diminish her power. She is the dictator and can't
believe that anyone would be against her!

Neighbors..Board picks and choose's which and what rule will apply
for that inspect. Does not ask for the homeowners votes on new or
updated rules. They are judge and jury in the decision making. Board
members need to communicatee more with the homeowners.

community. Convenient to stores, highways, public transit.
Homeowners association board are too fierce with setting, changing
and enforcing rules. They're trying to "maintain the community
appearance, value and integrity"---now, make property inspections
without notice and place fines on the homeowners for some ridiculous
stuff. Do not notify homeowners of changes they've adopted nor ask
for input/discussion with homeowner's; closed monthly board
meetings. The grounds are not in good shape.

and fine for stupid things ,doing work on someones property without
permission from the owner live here if you like dictatorships and if
you love people that give you fines for things that shouldnt matter
to anyone but you.

There were measures put into place to make sure the voting was
on the up and up. You're just upset you lost. Use your energy
to do something good instead of complaining about losing the
election.

EXCELLENT PLACE TO LIVE. TO THE BOARD OF DIRECTORS AND EVERYONE WHO
HELPS OUT THE BOARD IN SOME WAY OR ANOTHER, YOU KNOW WHO YOU ARE,

that they can enter your property if you don't repair something in
10 days. Charge you, lien against your property, don't need owners
permission to do work on your place... So really just bullies
I have lived in Cambridge
Square for at least 10 years and the Board does a GREAT JOB and the
grounds are GREAT TOO. My rating is a 10 times 2.
Life has rules and people
moving here knew there were regulations to follow.Grounds are kept
nicely.The board votes and majority wins..how does that make someone
a dictator? Be constructive and go about airing grievances in
an adult fashion, not posting on net like immature high schoolers.
It's nice the board has the
time to pat themselves on the back with their recent postings. Too
bad they can't spend as much time working for the community! The
board needs to resign & let people who care run the place. We need
an outside audit of this board's actions, they don't seem to be
entirely honest with the people. |

and the developer is very flexible in allowing a large number of
options. Our court is very pleasant, but there are a few men
who are disgruntled because they are not in charge. They
continually bad mouth the management and make meetings unpleasant.

no management skills. Residents are upset with indecision, lack of
organization, secret meetings, lack of information. Nobody
volunteers. Those who do volunteer are used. Units have been sold

Nice, quiet
place to live. There are, however, some elderly who live there who
are a little to strict about the condo rules. For instance, Ihad my
carpets professionally cleaned and the vendor's vacuum hose wasn't
long enough so it pulled up about 2 feet onto the sidewalk. Someone
called to complain right away.

I live in this community and
it is going through changes to improve the looks of the condos. If
you follow the rules the associate is great. It is those who do not
follow the rules and those who rent that bring down the value of the
homes.
Lived in Westwyk for 7 yrs.
The community is growing & new siding is great. Each unit is unique,
every unit has at least 1 garage. HOA fees are high, but they plow
driveways/walkways & keep grounds nice. If you work w/ the
community board they are helpful & understanding. It is affordable
and my unit is large and private.

the management puts the lousy
rules ahead of the wellfare of the people living here. this is a
lousy place to live in.
There is always conflict and
lawsuits between the residents and the Board. The neighborhood is
very unfriendly with a only a few exceptions. There is a complete
disregard for the lives of the unit owners that destroys any chance
of enjoying your house and environent |

They do focus on nit-picking
instead of the most important issues as your concerns. They are
"fine" happy. They recently forced us to have patios powerwashed,
and they don't look any better. You can use bleach yourself to
scrub and brighten it up. When you ask questions, you don't always
get a response either. They could care less about your parking
problems |

jack-o-lantern other than Halloween week (although an uncarved

"The condo association is
very lax in fixing things that are their responsibilty on your
homes. They are supposed to take care of all the outside maintenance
of the homes, but they do not keep them up very well. The door
frames are rotten and the caulking around all the windows is
cracking and peeling off. We also have little privacy fences between
our units in the back of the homes, which normally would be nice if
they were not rotten as well. The common grounds are kept nicely but
they allow dogs to run wild all over the complex even though its
against the rules. I guess the rule breakers think its okay to do so
if they are in a large group." |

The new grounds management company
has provided excellent grounds maintenance. The problems with the
privacy fences mentioned in another comment has been addressed, and a
process has been instituted to ensure that we have ongoing maintenance
in a timely fashion. The board exerted quite an effort to find this new
company and I applaud their efforts for finding a good solution. The
issue of some pet owners not being responsible is also being addressed.
FYI - I am NOT a board member and have been vocal about the services we
have received in the past, so I feel relieved that I can now write this
set of comments. |

This condo
community is very quiet, yet has an excellent location to North
Penn H.S., Merck, and the PA Turnpike. The grounds are well kept,
pool is exceptionally clean, etc. Also, for the price, you
generally can get a 2 bedroom, 2 bath, where similar units might
only offer 1 bath. Lastly, it has a natural, wooded setting
that we particularly liked....highly recommended.

"Very nice
modern style condos! It is a quiet neighborhood that is about
five minutes from downtown Harrisburg, 25 minutes from Carlisle, and
45 minutes from Lancaster. Sunguild is conveniently located
near the PA Turnpike and Routes 15 & 11. The grounds are well
manicured in the spring, summer, and fall. The snow removal
is adequate in the winter. There are adequate parking spaces for
all of the buildings. Sunguild amenities include a pool, tennis
courts, and club house. Truly a nice place to live!"

wraps around a small farm -- roosters on one side, church bells
across the field on the other. You can't get this anywhere else!
Nicely maintained. Tennis & basketball courts, tot lot. Easy access
to Interstate, so no battles with traffic like most Newtown
developments. Mostly 2-br and 3-br townhomes (some single family
homes on Copperleaf Drive are part of the association).

Services
received are not up to par given the cost of the contracts executed
by the Board. Decision of the Board to raise fees 7.5% & the
undertaking of capital improvements not the best choice given the
lousy economy. Board hides info from Owners & refuses to
provide detailed information as to the costs/expenses of any capital
improvements or on-going projects.

The association fee has not
gone up each year as stated by the other person. We have
lived there for three years now and it is only gone up once and they
have replaced our deck so I understand way it went up. The
association handbook states that there are to be no work vehicles,
although I understand how that can be a problem if that is your only
vehicle. However, you shouldn't have moved there if this is the
case.

however, recently I was given a parking violation to remove my work
vehicle from the grounds. Apparently, parking a commercial vehicle
is not tolerated regardless of the fact that this is my

our particular association I discovered that you are unable to
obtain a permit from them and quite frankly it was my problem in
locating a spot to park as long as it is off site. The lack of
cooperation and professionalism is not appreciated and resulted in

The current property
management company does not return phone calls or letters although
they encourage them to "cure or dispute" alleged violations of the
association rules and regulations. Make sure to read the rules and
regulations with a fine-tooth comb as they will threaten to fine for
violations of them on a regular basis.

Good price,
quiet setting. No amenities. No pool, tennis court, no place for
kids. Pets permitted, but dogs must be walked in the street. You
also must drag your grill into the street. HOA fines & violation
notices are dealt out like poker cards. If you are looking for a
quality of living anywhere abve that of a Siberian prison, keep
looking.
Nice quiet
neighborhood.The units retain there value.It is comprised of a mix
of families from young singles to retired couples.We really enjoy
living here and have had no problems at all.The association plants
flowers by all the units and the grounds are well kept for enjoying
time with friends outside.I would recommend this complex to
anyone looking for low maintenance living and a great home.

Management
Company changes about every 3 years. They are usually clueless and
waste money on things like chair rails in the hallways and ugly
maroon awnings that will need to be replaced for more $$$. Condo
fee just keeps going up while required maintenance services are done
in a slap dash manner.

Nice enough place, but the
Condo Association is VERY private, snotty and childish. Always
complaining about how people in the abutting complex actually have
the temerity to walk their dogs through Cornerstone, while
neglecting the fact that Cornerstone residents do the same in
Stonefield. Interesting, since Cornerstone residents play Tennis on
Stonefield's Tennis court (eschewing their own). I suppose that's
different. I met a couple who was in a corporate apartment
overlooking a never more then half-full parking lot. The
Cornerstone Condo Assn. threatened to tow their cars if they
didn't move them away. Since the parking Stonefield is seriously
lacking, these folks had to park their car at least 350' away
from their apartment, as opposed to 50'. When asked abjout it,
there was> no discussion. "If you do not move your cars, they will
be towed!" Very friendly people. Interesting dynamics here. |

Well-kept up, quite new, nice
neighbors, good prices, convenient location. The best/newest houses
we could find in the area, in our price range. Highway noise (83)
depends a lot on where your individual unit is located. We are not
bothered.
Avoid purchasing a home in
this neighborhood. Homes are beautiful and well built. The problem
is the development was built right along Interstate 83 which
has affected re-sale values. These homes sit on the market forever
and most people who initially are interested in purchasing one of
these units are usually detracted by the noise from the highway.

The grounds
are maintained fairly well. However it located directly next to
I-83. The highway noise is awful. There are absolutely NO ammenites
in this community. Warning letters come with pricey fines. Has a
website for assesment payments which has absolutely NO information
for homeowners. Not worth the maintenance fee. |
